We provide rental agreement drafting, and every agreement is reviewed and signed by a lawyer for added safety. We also offer Aadhaar-verified digital agreements, tenant verification, and reminders for agreement renewals every 11 months.
We actively market your property through multiple channels to reduce vacancy rates and ensure quick tenant placement.
Liveflats.com provides detailed financial reports through Zoho Books, allowing you to monitor rental income, expenses, and other financial details.

If unresolved, we offer non-binding support by sharing relevant documents and communication records, and upon the owner’s request, we may introduce an empanelled legal advisor for further assistance. Please note our support is purely facilitative and non-binding; Liveflats.com is not a legal arbitrator, and both parties remain responsible for any formal legal proceedings.

Liveflats.com does not currently provide property insurance, but we recommend that owners secure their own insurance for damages, natural disasters, or liability. We can share trusted provider contacts upon request.

Legal & Documentation
Tax & TDS Compliance
Liveflats.com operates solely as an intermediary technology platform under Section 79 of the Information Technology Act, 2000, facilitating rental transactions between owners and tenants. We do not act as a payer, withholding agent, or party to any lease agreement. Our role is limited to processing rent payments as per the owner's instructions, deducting our service fee, and remitting the net amount to the owner's designated bank account. Rent receipts or invoices are issued in the owner's name, and Liveflats.com is not listed as the recipient of the rent. We do not assume any obligations for tax compliance, including TDS under Sections 194-IB and 195 of the Income Tax Act, 1961. Tenants are solely responsible for handling TDS filings, as Liveflats.com only facilitates payments.
Additionally, upon the tenant’s written approval via email or WhatsApp, Liveflats.com may, at its discretion, introduce a third-party Chartered Accountant (CA) to assist with TDS compliance. If authorized, we can coordinate with the CA, with all charges determined solely by the CA and with no financial obligation on Liveflats.com. This service is strictly optional, and Liveflats.com does not endorse or assume any liability for the CA’s services, advice, or filings.
Additional Services
Yes, we offer professional painting, cleaning, plumbing, electrical repairs, carpentry, and deep cleaning services through our trusted vendor network. Costs will be paid by the owner or tenant as per the agreement.

Data Protection Compliance
Liveflats.com and the property owner securely store your data as per Indian law. We obtain explicit consent for data collection and sharing and implement robust security measures, including encryption and restricted access controls. You can request access to or deletion of your data via our app or by email. Liveflats.com is not liable for any misuse of tenant data by the owner or third parties.
Transparency and Accountability
To ensure transparency and efficiency, Liveflats.com utilizes ZohoBooks accounting software. Both the owner and tenant are provided with separate ZohoBooks account IDs, allowing them to track all transaction records in a clear and organized manner.
Optional Dispute Resolution Support
In the event of disputes or property damage, Liveflats.com facilitates communication between the owner and the tenant to reach an amicable resolution. If disputes persist, we provide non-binding administrative support by sharing relevant documents and communication records, and upon the owner's request, we may introduce an empanelled legal advisor. Please note that our role is purely facilitative and non-binding; Liveflats.com does not assume any legal responsibility for resolving disputes.
